Board of Directors Meeting 11-22-2010
Agenda, Declaration of Assessment, Budget Approval. And Votes Required by Membership
To All Unit Owners:
We would like to take this opportunity to bring you all up to date on very important events which will be taking place in the near future.
This page contains information that shall require your immediate response by mail as a member of the Towers Condominium Association.
The Board of Directors has enclosed 5 sets of documents in a “PDF format below that requires your attention and gives you notice as outlined pursuant to Florida Statues, Chapter 718. Those items are enclosed:
1. Rules and Regulation with changes and updates
2. Declaration of Special Assessment for Becker & Poliakoff Settlement
3. The Agenda for the Meeting on November 22, 2010 that includes a copy of the proposed Budget for the upcoming year of 2011
4. The Ballot, Limited Proxy with a sample copy, and proposed Amendment change
5. The Ballot, Written Consent and Joinder with a sample copy
In reference to number 4, the Board of Directors included a sample copy for you to follow to execute for the proposed Amendment change. The Board of Directors recommends that you vote as noted in the example of the sample. This document as part of the Amendments being recorded and restated will help reduce the cost of insurance for the Association which affects you. A unit owner approved for leasing as an option can elect to terminate a lease earlier than the one year and is agreed upon with the tenant shall not be in violation of the governing documents. The requirement will be that the Ballot and Limited Proxy be completely filled out and placed in an envelope and mailed to address listed below.
In reference to number 5, the Board of Directors included a sample copy for you to follow to execute. The Board of Directors recommends that you vote as noted in the example of the sample. This document is referencing the Florida Statue requiring fire sprinklers or other engineered life safety systems pursuant to Florida Statues, Section 718.112(2)(I) (1) placed in each and every unit, every laundry room, every storage room, every electrical and mechanical room, all common hallways and the entire building of the Clubhouse. It is important for you to understand that this could cost you an Assessment of above $30,000 per unit if this document is not executed as the Board of Directors recommends. The requirement will be that the Ballot and Written Consent, including being notarized, be completely filled out and placed in an envelope and mailed to the address listed below.
We require your response within 20 days of this notice.
