Subject: Main Breaker/House Panel Inspections
Tower's Condominium Board,
Patrick's Electric Company was asked to inspect all condominium main breakers in the meter rooms after it was discovered that 2 of these breakers were severely damaged due to arcing. This is likely due to the age of the gear. These have been repaired at the owners expense. In both of these cases the main feeder wires had also melted their insulation because of this fault. One of the breakers was completely burned with a hole in it's side and it's terminals melted.
We coordinated meter openings with FPL and have discovered 4 additional breakers and service feeder wiring that have arcing damage. Those are units 209, 217, 412, and 512's main breakers. This poses a threat of fire or arc flash (an electrical explosion at a short circuit source) and we recommend that these be repaired immediately.
Our inspection of the building's remaining service gear and Association's "house panels" (lighting, pools,office, elevators, etc.) showed nothing else that required immediate attention.
